Preparation of a schematic site plan for a proposed senior housing community. Responsibilities included analysis of this 8.22 acre infill site and prepare various plan alternatives to evaluate the client’s desired density (in compliance with County regulations) into a creative yet functional design that the adjacent neighbors of this infill property would support. KSA, Inc's responsibilities for this 160 acre mixed use site included preparation of multiple land use master plan alternatives, and collaboration with engineering consultants regarding alternative flood plain improvements. The owners of the Santa Fe Park & Greenwood Office Center properties were each interested in determining the amount of future developed that could be attained.  Alternative conceptual site plans were prepared by Kirby Smith to evaluate the City’s                  regulatory requirements and arrive at a                               defensible solution to maximize the site’s                             potential. Illustrative site plans were                                   prepared for the owner’s evaluation and marketing purposes.The owners of the Santa Fe Park & Greenwood Office Center properties were each interested in determining the amount of future developed that could be attained. Due to the City of Westminster’s desire to expand the row for W. 72nd Ave., the owners of this vacant pad site needed to determine what effect the City’s proposed taking would have on the future development potential, and future value of this pad.  Kirby Smith & Associates, Inc.’s responsibilities for this assignment included an evaluation of past development plans for this shopping center and present City development standards, and preparation of several alternative site plans for both the ‘before’ and ‘after’ condition regarding the City’s proposed ROW . These development scenarios were intended to allow the Client’s attorney to discuss and negotiate these impacts with the City’s staff. Responsibilities included preparation of a detailed analysis and data base for the entire land holding, and coordinating an evaluation of future development potential.  This involved conceptual master planning for all properties and coordination with the five governmental entities with current or future jurisdiction of various parcels, as well as other public & private entities providing utility services or holding leases and/or easements on these properties.  These efforts preceded the partitioning of the land into two equal ownerships.  Involvement with the Van Schaack ownership continued to include preparation of sales and marketing materials, coordination with municipalities involved in preparing Comp Plans, Zoning Ordinances, and/or Design Standards for their portions of the DIA environs.KSA, Inc provided project management services for this 14,000 acre multiple- parcel land holding surrounding the Denver International Airport.
