The Falls is a 20 acre upscale single family development surrounded on all sides by the Saddle Rock Golf Course. KSA, Inc’s. responsibilities included preparation of landscape design and construction drawings for neighborhood entry, streetscapes, and common areas including the signature landscape element, an 800 foot long recirculating stream and trail corridor, running through the central portion of the site. Responsibilities included preparation of an overall master plan for phased improvements, working         closely with the owner to prepare detailed planting plans for annual and perennial  beds. These efforts included inventory of existing site vegetation; evaluation of each jurisdiction’s tree mitigation and specific landscape requirements in order to create  fully compliant plans for approval and construction. In all cases KSA, Inc.  prepared water wise landscape plans and construction drawings, and also coordinated irrigation plans for each facility. At the request of the Sanctuary On The Park HOA, Kirby Smith & Associates, Inc. undertook the preparation of an overall landscape site assessment and inventory for this existing residential neighborhood, which was built in the late 1980’s.  KSA, Inc. also prepared an updated water wise landscape plan for the perimeter street     frontages and entry areas, including a new entry monument at one intersection.  Further, coordination             with irrigation and fencing consultants was provided to provide the HOA with alternatives for future                        water saving irrigation system modifications and new, low maintenance perimeter fencing. KSA, Inc. also prepared bid documents and administered the                       District’s competitive bid process.
