To assist the owners with their evaluation of the development potential for this 88 acre mountain property, KSA, Inc. prepared residential plan alternatives. Due to the challenging terrain, dense hillside vegetation, and wetland bottomlands, KSA, Inc. first undertook an analysis of the property’s physical features and prepared several road and lot alternatives to site homes to maximize views, and maintain lot sizes that provide flexibility in siting future homes.

A Use By Special Review Site Plan was required for the Capuchin Poor Clares’ proposed new convent on the high plains, east of Denver.  KSA, Inc. assisted the Sisters to assemble architectural and engineering consultants. KSA, Inc.’s responsibilities included the preparation of the bulk of the use approval submittal documents, including the site plan and landscape plans, and coordination with the Sisters, their design team, and County staff. KSA, Inc. was retained to analyze the property’s development potential (based on physical characteristics and the Town’s Comprehensive plan) and undertake annexation & zoning entitlements.  KSA, Inc. was responsible for preparation of all zoning documents, including Mixed Use development regulations; plans & documents submittals; presentations and coordination with the Town & referral agencies.55 acre Mixed Use PUD. Planning services included preparation of several single family detached alternative site plan concepts to address the needs of two future homebuilders, and the desire of the City to create a more curvilinear, yet well connected street system.  Additional services as the lead consultant       included preparation of PDP submittal documents, coordination of engineering studies, and primary City  contact.  Approved in 1999.  In 2000 an additional 100 acres was zoned for E-470 Corridor uses.                         KSA has prepared FDP and CSP submittals for this 100 ac property.  Approvals granted in 2001.

Responsibilities for this design have included close coordination with the clients, their architect, contractor and interior designer;  the assimilation of the client’s diverse needs and desires into a variety of formal and informal outdoor living and viewing environments; and to create a water wise landscape design that compliments and accentuates the old world charm and elegance of the home’s architecture, while           providing colorful year-round interest.  Construction was completed in the summer of 2010. Kirby Smith & Associates, Inc. has acted as the lead consultant in the preparation of conceptual site plan and design alternatives for an additional 29 apartment units and 18 townhomes, and mapped and evaluated the existing site for compliance with City regulations.  KSA, Inc. has also prepared and coordinated a City grant application, all aspects of the rezoning of the property, negotiated preliminary agreements with Denver Water and Denver Fire for this redevelopment, coordinated with Urban Drainage regarding their channel improvements to the adjacent Lakewood Gulch, and presented the proposal to neighborhood groups, City Planning Board, and City Council. Rezoning approval is pending,        and PBG Site Plan preparations and approval will follow.
